What moves the price
- Labor. It makes up roughly 60% of a roof replacement, so pitch, height and access matter a lot.
- Tear-off and decking. Removing old layers and replacing soft or rotted decking is extra. Hidden damage repairs often run $150 to $1,000 or more.
- Permits. Usually $150 to $600.
- Roof shape. Valleys, dormers, skylights and chimneys all add flashing work.
If the roof is fairly young and the problem is local, a repair may be enough. Roof repairs typically cost $400 to $2,000.

- Are you tearing off the old roof or laying over it?
- What do you charge per sheet if decking needs replacing?
- Which shingle line and underlayment are you quoting?
- What do the manufacturer and workmanship warranties cover, and for how long?
- If this is storm damage, will you work with my insurance adjuster?
